Currently, it is almost impossible to get a large, decent apartment in a decent location. And if so, the rent prices are so high that you could also buy property.

Furthermore, we want a large garden directly at the house - currently we have a leased garden further away.

I cannot say for sure yet whether I want to rent out an apartment (or vacation home) later. It may be that we have settled in by then and want to keep the space. But if I already think about it now, I will have all options later.

You are building now for your needs. If the house is too big later, then do like Nordlys and build a bungalow for the needs you have then. That way there are only compromises. Then move the older kids upstairs. If you are healthy, there is nothing against having one more staircase. At least nothing that outweighs the disadvantages of a mini-bedroom in the floor plan.

Thank you for the hints. A mini-bedroom does not bother us. It is only for sleeping... Maybe there is someone who can help with floor plans.

In the case of a towel semi-detached house, I consider "options" such as a granny flat or holiday apartment to be unfeasible.


My most obvious thought would be to rather divide the entire plot into two 20x30m parts. Even with a right of way for the property at the back / passage, this would result in much more comfortably buildable plots with more diverse possibilities. Or you build a two-family house together. But everyone stacking their family on a bowling alley, that’s got no value.

10x60 divided by 2 results in 10x30... it won't get any wider anyway
