Hello Chris. What Gru says is of paramount importance. Rough measurement of the property, detailed measurement, sewage pipes, soakaways, soil survey, hazardous substances and ordnance investigation, earthquake and mining survey, insurances, construction electricity and water are to be obtained on site against deposits and advance payments, and so on.....! We are also currently building and I must tell you that the German bureaucracy will really get on your nerves. If it helps, I’ll sit down and add up our costs for our semi-detached house. Then you at least have a reference value. Best regards.

Hello Chris. I have now found the time. The points mentioned above, but also things like the marking of the property, sewer connections, lawyer and notary fees, etc... have cost us around €25,000. Of that, gas network and drinking water connection alone €4,700, electricity connection €1,200, etc...!

So better to calculate too much than too little.

It always costs more than you think

- despite intensive preliminary planning and fairly precise calculations. Now that the critical phase is beginning, costs keep appearing that were not accounted for. Additional building materials, insurance premiums, contributions to the professional association, etc.

As a precaution, plan for up to €20,000. That seemed high at first, but the feeling of security is immensely good. That way, the occasional surprise can be handled. And if not needed, it can be used for a special repayment.
