thank you for the assessment, there were some very interesting points!

Although the "used" [gebrauchte], which we (we are also looking) have seen so far in/around Hamburg, had such a backlog of repairs that you might as well build new again :/

What do you think whose interest such a financial broker is acting in? I bet in such a scenario the financial broker will conclude that financing is definitely possible. Then the broker mediates to the institution where the commission is highest.

Sorry, but if a financial broker, then someone you pay directly and who receives no commission from the institutions. Otherwise, they are not working in the customer's interest...

Only with someone who shows the commission and offsets it against their fee. Unfortunately, you can hardly find this type of financial broker...

The financial broker will only tell you that financing is possible if he already has one or more concrete offers on the table. The decision is not made by the broker, but by the bank. If you pay the broker yourself, you have to pay even if no contract is concluded. Laying out a thousand euros – or more – just to "have a look" would be too expensive for me. But everyone can decide for themselves; it should just be clear beforehand who pays the bill. Otherwise, there will be awkward faces. However, the broker can at least, based on professional experience, say from the first glance at the numbers whether it’s even worth continuing.

The house bank can do that as well. In addition, there, (based on often years of collaboration) one can often get valuable tips on what to pay attention to.

Personally, I find the "stinginess is cool" mentality that also shines through here dangerous - a well-founded consultation should be worth a few euros.

The same applies here: He who buys cheap often buys twice...
