Double garage boundary construction in Bavaria

Hello everyone, we currently have 2 possible layouts for our construction project on our property and are finding it difficult to decide on one option. Essentially, we favor building the garage on the property boundary. However, the usage possibilities of the converted roof are very limited with this, i.e. cellar replacement room, possibly dividing the room into storage space and then from 3 meters distance to the neighbor as potential living space, e.g. playroom for the children. The advantage is that we would have more garden space facing south and the driveway would run almost straight. We would be very happy to receive suggestions. Thanks in advance!

It may only be built up to an average height of 3 meters on the boundary. With a gable, it becomes higher, so it would have to be built with a distance.

At a wall height of 3 meters, only a flat-roof garage would be permitted? In the neighborhood, there are boundary garages that have a pitched roof; were there more lenient regulations regarding this in the past?

With so little information, nothing can be said about it. Is there a development plan? Where is the access?

No, because it only concerns the eaves height at the property boundary with a receding permitted roof pitch. On average, 3 meters. That is neither interpretable nor open to interpretation.

It always depends on the individual case, as well as the development plan.

Why in the past? Are these old buildings? Is this an old village center? Or is this a new development area? What does "in the past" refer to and what is the mentioned neighborhood? Side street? Same street?

As long as you do not provide other information about which regulations apply to your property, one must first assume that something like that is definitely not allowed.

Has a architect ever looked at these plans?
