Does the financing offer roughly fit?

Thank you for your assessment, however, I think it is okay to plan 1750€ monthly for the house and to allocate 250€ for maintenance.

Currently, the plan is that after 10 years the KFW will be finished and then the monthly burden will roughly decrease by 350€. Then there would be a repayment of 950-1000€.

So I’m basically not worried about the burden, I’m really only interested in whether the interest rate is going in the right direction or if there is still something to be gained and we might possibly get a comparison offer.

I know you see the burden now as rather unproblematic, but also consider that parental leave will then be tight, twice! Your wife and possibly you will earn significantly less. On top of that come childcare costs, which can be hefty depending on the region. Some quickly reach 700 euros per month. Then, especially in the first 5 years, you will be glad for every euro you can put into the garden and house. It adds up a lot. With parental leave twice, even more.

But include a repayment rate change option in the contract. Then you can still reduce it a bit if it gets tight with a child. You are frugal and already have good equity, that will work out.

You are currently in the 6th year. What happens then? After that? What about the dry spell, by then the children are probably already there... Does the man take parental leave, and the woman continues working???

That is well understood, but I still have 4 years of vocational training service where I receive a "salary." Therefore, the KFW loan will be repaid in 10 years and the monthly payment would be about €950.

I am fully aware that with this payment, big holidays etc. aren’t really feasible, but that is not desired either. We want to have a nice home and a beautiful garden where we can relax (and work) on the weekends.

We have now received new offers:

20 years €46,061 remaining debt, interest 1.25%
25 years €0 remaining debt, interest 1.33%
30 years €0 remaining debt, interest 1.39%
