Does the eave height also apply to bay windows?

Hello everyone,

in our B-Plan (NRW, single-story construction), it is specified that subordinate components, bay windows, and conservatories are exempt from the specified roof pitches.

The eaves height is set at 4.50. However, the B-Plan does not mention whether, for example, bay windows are exempt from the eaves height. Although it really does not make sense to build a bay window in the attic that only has an eaves height of 4.5 m...

Can you help me understand how this is regulated when nothing about this is stated in the B-Plan?

Since you left your first thread here in the forum somewhat unmotivated, just these remarks for now:
- There is no bay window in the attic. There are dormers, cross-gable roofs, and loggias (no claim to completeness)
- Retold fragments from a development plan do not lead to useful answers
- Early detailed planning on your own leads to dead ends in architect conversations

If you have a plot of land within the scope of a B-plan and want to build, find a designer to whom you explain your ideas. Then he will explain to you why some of them are not possible.

Yes, it does. Any exceptions not explicitly listed do not exist either.


That has nothing to do with the eaves height. It only means that you could, for example, build a flat-roofed bay window even if a pitched roof is required for the house. But in that case, the wall height would then replace the eaves height.

Maybe you just let us in on your thought processes more than just in dribs and drabs.

Hello,

first of all, thank you very much for the answers. I have attached our development plan.

In general, the goal is to slightly enlarge the ground floor with a bay window and then also extend this bay window in the attic to a height of about 6 m and cover it with a flat roof with a slight slope (approximately like in the attached picture).
In this context, I asked myself whether such a bay window is exempt from the eaves height.



If I read your answer correctly, it is therefore not possible, since there are no exceptions to the eaves height mentioned in the development plan, right?

Links are not desired here, it is better to mention the plan with municipality, name and number, then you can find it yourself.

Correct - the thing in the picture (correct, a bay window) is definitely not possible with this eaves height, or only on the ground floor or up to the knee wall (and probably useless there).

What about roof structures then (see attached photo)? Must the eaves height also be observed there, since roof structures are not explicitly excluded in the development plan?
