Does the consumer advice center help with house construction?

Hello everyone,

I am taking over a plot of land from my parents on which there is a small house ready for demolition. I want to build new on it. However, I lack real basic knowledge.

Questions range from.. Topic insurance: How should I insure the house demolition to cover possible damages to, for example, neighboring houses?
to: How much can the entire project cost to avoid the risk of over-indebtedness?
up to: Does it make sense to hand over demolition and construction to a company?
How should the service description look when the house is demolished (demolition and demolition, everyone can understand something different by that)? What does a professional demolition look like in order to be able to build new afterward?.. etc.

Will I get answers to this at an appointment at the consumer advice center?
Can they convey basic knowledge to me?

I am at the very beginning, and I really don't want to approach this with half-knowledge.

Shift the problem to the one doing the demolition (or can you do a demolition along with disposal on your own?)

Post your ideas, then you will get good information here. Costs and financing are closely related to the type and size of the house and your financial situation. In the end, you know best what you can afford.

Unless you are a craftsman, have a whole year of vacation, and many, many craftsman friends who gladly work for you for free, you can of course build yourself. But the other 99.99% of people hire an architect and/or general contractor.

You can also get a lot of basic knowledge here in the forum if you ask

Is the land being gifted to you, are you buying it, or something else? Is it being transferred into your ownership? Otherwise, you can read up here on what happens if not

Budget: It's best to clarify with your bank or a credit broker what you can afford. Here in the forum, you can then read about which "hidden" costs also come with building a house.

What makes the house worth or even ripe for demolition; what do you intend to build; would the basement be useful / worthwhile (house connections, savings from deep demolition)?

Exactly, that would be my very first choice. I didn’t even know that.



That was wrongly phrased, of course I want both to be carried out by companies.
However, whether it makes more sense to have both done by one company… or rather have the company that builds the house also do the demolition (e.g. to save costs)



Exactly, also to avoid falling into such traps, I would like to get advice.
The property should already be transferred to me, or leasehold or something similar… but I would also appreciate advice to know what would be best for me there.



The house is from around 1900, 60 sqm large, no high ceilings, renovation and maintenance backlog, terrace exit narrow and small, garden only accessible through the house, etc.
I want to build at least 120 sqm, 1.5 – 2 stories, living room, kitchen, bathroom, guest toilet, 3 rooms, basement not necessary.
Electricity (house connection) still goes in over the roof, should stay that way.
Gas (house connection) goes into a kind of shed, the heating is also there (I would also like to leave the shed + heating as it is, it’s not old yet! From there only new piping toward hot water and underfloor heating in the future)
Water (house connection) is in the basement (partially basemented). Currently accessible via a wooden enclosure at floor level… which then has to be removed to read the water meter and then you have to climb into a kind of cellar… size of this "basement" max. 6 sqm

What do you think, does it make more sense to first involve an architect to assess the situation or to hire a company to demolish the house?
I am really uncertain about that… A prefabricated house from a builder would also be sufficient for me. In that case I wouldn't need an architect.
I am simply still clueless about almost everything. However, my parents want to sell the property if I don't realize my plans there… and it’s just too much of a pity for me to give up and sell the property.

Oh dear, you really have to think carefully about building under such pressure. Do you want to build alone, or do you have a wife/girlfriend who is involved? For the first steps, you need to consult the following advisors, even multiple ones of the same kind, because by the 2nd and 3rd meeting you will know much more and the conversations will go in completely different directions. - House bank and loan broker: What is your maximum budget? What are the terms for the maximum amount, other questions about money. - Notary: All questions regarding transfer, ownership - City building service: What is even allowed to be built there? Is there a development plan you have to follow? - Show home parks, architects and general contractors for the new house. This will also bring ideas about how it should really look. Otherwise, ask concrete (!) questions. There is no general advice like the consumer advice center that protects you from mistakes.
