Does agricultural land need an appraisal to become building land?

Hello,
my question relates to the procedure when agricultural land is to be converted into building land.

I own a property that my parents (farmers) transferred to me as green space.
In the land register, it is now listed with me as the owner as agricultural land.

In the land use plan, this area was converted into a residential building area upon request in the latest amendment.

What do I need to do now if I want to sell this area as a building plot?

Hello Humpi, it is not decisive what is stated in the land register under type of use, as no rights can be derived from this. Much more important is that it has already been noted in the land use plan that it is or will be building land. However, since the land use plan does not yet make a legally binding statement about the development, you cannot yet sell it 100% as building land. The best thing is to simply list the property on Immoscout and wait to see what price indications you receive from interested parties. If you then really enter negotiations, have someone advise you who knows about this and incorporate a price escalation clause into the contract, meaning if the developer can realize more area, the price will also be adjusted upwards.
