Do all prefabricated houses have thin walls?

Hello everyone,

we are currently in the planning phase and have been devouring all information about house construction for several weeks. After focusing on solid construction for a long time, we then started considering prefabricated houses again through other homeowners.

What I have now read in several forums is that a major drawback reported was the thin walls of their prefabricated houses (Dennert Massivhaus, Elk for example). Is this a general problem of prefabricated houses or only with certain manufacturers or even just certain houses? Is there additional insulation in such houses to avoid this?

I cannot say from my own experience exactly how soundproof it is, only starting from next year. But that is indeed what people say about many prefabricated houses. Soundproofing can basically only be achieved through mass and airtightness. The latter is already fundamental to both variants, but the mass is lower in prefabricated houses. However, the wall construction of the manufacturers differs significantly, and of course, it also depends on that.

A major manufacturer from the south, for example, uses cement-bonded wood fiber boards on the outside, which add more mass. On the interior side, of course, using gypsum fiber boards instead of gypsum plasterboard can also provide somewhat more soundproofing.

Hello,

we have been living since the end of February in our timber frame prefabricated house from Weberhaus.

Sound transmission is not an issue for us. Last Saturday there was a bachelorette party on the ground floor that lasted until 3:00 AM.

I slept perfectly on the first floor during that time.

I can only confirm sound transmission in the prefabricated house from top to bottom. That is, through the floor construction. You can literally hear every mouse running on the upper floor. The soundproofing between the rooms, on the other hand, was great. No toilet flushing, no showering, nothing. But you couldn’t hear anything at all. Now we have built a second time. Solid with Poroton. And here the soundproofing from top to bottom is great. But unfortunately, especially on the upper floor, the soundproofing from room to room is quite poor. As soon as we wallpaper again, we will probably have to do something about it.

Sound insulation also depends on the (ceiling) structure from top to bottom. Ceilings suspended with plasterboard and insulated (provided they are also properly sealed at the sides), or for example a Brettstapel ceiling, insulate very well against sound.

Regarding soundproofing from top to bottom, can surely say something as well.
