Dividing a plot into two for a semi-detached house - procedure?

Hello everyone,

there is a large plot of land that my friend and I want to buy together, divide into two, and build a semi-detached house on each part simultaneously.
We are in agreement with the house provider, house planning, etc.
My question is about the order in the purchase and division phase, what is the correct procedure?
The seller is private, according to the development plan, a semi-detached house is also easily possible there. In the end, two separate plots should be created, so no condominium ownership [WEG] or similar.
Should we first buy the entire plot together and then divide it?
Or should it be divided and surveyed first and only then notarized as two separate contracts?
The large plot is fully developed, but we would make an additional development for the other half, the costs of which will be shared 50/50 and should also be specified in the contract.

I would directly buy two plots to be measured – one for you and one for your friend. Any notary can prepare that. Then you have clear arrangements from the beginning.

That is pricelessly wonderful if you have arranged it so well. In this way, it would even be manageable without problems if your views regarding the basement differed. My hottest reading tip for you concerning a similar case would be this: Have you actually seen my email from March 20 (21:08)?

First of all, thank you for your opinions. I have looked into the topic a bit. In the end, it is supposed to be a partition in kind. The problem is that the seller wants to sell it as a whole. In my opinion, there are two options: 1. We buy it together as an "ideally" divided plot (in other words WEG). That would work too: the plot is perfect and rectangular, divided 50/50, with a development plan also no problem. After the purchase, we convert the ideal division into a partition in kind. Advantages: the primary purchase is faster and safer, disadvantages: extra fees for the land register. 2. We order a partition in kind from the beginning - but this takes much longer, and the question is whether in the meantime someone else will offer a better price for the plot. Do I understand that correctly?

Did you read my post? Two buyers for two parts of the property that still need to be surveyed. Only one purchase contract.
