Hello,

I am new here and hope my question fits here.
We are currently building and very satisfied.
Now we have recommended the developer to a friend, who is also building with them.
I casually mentioned to our structural engineer that maybe there could be a bit of a discount, and he said yes, that could be discussed.
Now we are wondering, what is possible? We have absolutely no idea.
I definitely wanted to ask my friend about her building sum, because the higher the price for her, the better for us, right?

Maybe someone has experience with this.

Hello!

I wouldn't expect insane discounts or kickbacks there. Such offers are occasionally made to me as well, which I have to refuse immediately for legal reasons, but these are usually about, for example, 3% on the net amount of the trade, not on the total amount, but for example on the planning service or the portion of the mediated trade. If the trade has a volume of €50,000 net, we're talking about €1,500.

Moreover, I don't support that anyway – ultimately, other clients pay the money or it gets added onto the mediated part again.

Of course, you can try – just boldly start with €5,000 and wait to see what is offered to you. However, I would do it differently and let the hint flow in when you are renegotiating, maybe for something you are considering whether to go for or not – then the general contractor should calculate tightly at that point and then you can decide if the discount suits you there. Then both benefit – the general contractor has a bit more revenue and you get a price that maybe not everyone gets.

We have received several postcards from the home builder after the handover, which we can fill out with our address and another address for recommendation and send in. The condition is that the prospective buyers have not yet signed anything there. For a signed contract, there is €400! ....... Even though I have a construction blog and meanwhile the company, which is actually unfamiliar to us, is building several semi-detached houses this year, even though there are inquiries here about "my" company: earning money through work is easier :) Greetings

With my contractor, there are 500 euros for a signed contract.

Here the same. And if you serve as a reference, there are 50 €, with a signature 150 € (that is, if the prospect is already known to the company).
