Development plan roof shapes / distance - What is allowed?

Hello everyone,

we are currently planning a house, but I have some questions regarding the development plan:

Which roof shapes are allowed? - Since there is no specific "arrow" assigned to my property, firstly I cannot say exactly which "table" is the relevant one here and secondly, how is the roof shape to be interpreted? In most cases it says S 20 - 30°. From the graphical specification, SD, PD, and FD are applicable. Does this count for the entire area or how is this to be understood?

Furthermore, on the building line in three directions the distance to the respective neighboring property is indicated. On the fourth side, however, a width of 10.5 meters is specified and goes from my own building line to the neighbor’s building line. How is this to be interpreted?

I have attached the development plan, it is about property 7056, located at the bottom right of the plan.

I hope you can help me.

I think it actually doesn't mean anything. The measurements serve as a guide. I assume that the neighbor has 7.5 meters, and you have the necessary 3 meters distance.

I would say that the top right applies. It would also be somewhat confusing if an arrow were drawn for every single parcel.

I have attached a larger section again. I suspect the "top right" one is rather not it, because that is a completely different street. I rather suspect it is the one from the street opposite, or the far left one, as several connection arrows lead to the entire parcel area directly above my parcel.

Since the two only differ minimally, what does that mean for the roof shape? S = gable roof or does it stand for the slope 20-30°, since as mentioned (see screenshot above) in the graphical determination SD, PD, and FD are applicable.

Yes, top right... in my interpretation the area is enclosed by both streets, where the "top right" applies


Gable roof with 20-30 degrees... the legend applies generally to the whole area, so it is kept general

... in my interpretation, can definitely say something about that :)

Yes, there is. Left, outside the section of the image. One has to say: A truly clear and very citizen-friendly development plan. Rarely seen such a masterpiece of German engineering

Did you not look at the original plan? It says in the legend:
S=Gable roof
F=Flat roof
P=Mono-pitched roof
W=Hipped roof

So: The individual sections, each of which applies to a table (more precisely: usage template), are separated by the knot lines and the street boundary lines. Then you have to see from where an arrow points into your knot line section. In your case, from another area, so you have to trace another arrow from the arrow tip to the arrow beginning. Then you end up at

The building boundaries build on each other. Your western building boundary runs 5.5m + 15m + 10.5m = 31m parallel to the street boundary line of the western access road.


No. That is the binding geometric determination of the building boundaries.
