Development plan - Eave height restriction 4.50, ridge height 7.50 (TH4.50, RH7.5)

Hello dear forum community, we need some advice regarding the above restrictions in the potential development plan: eaves height 4.50m ridge height 7.50m reference point respectively gradiente plan street I full floor all roof shapes and all roof pitches allowed! The plot lies slightly lower than the plan street approx. 60cm and is level, max. approx. 30 cm height difference on the plot What can be done based on the restrictions, the upper floor should make the most of the space possible. Underfloor heating should be installed on the ground floor and upper floor. A basement is not planned, as besides the costs, among other things, light would only be possible through light wells (level plot) gladly also with sketches Regards fs

You can't really give much advice when you don't know anything except the heights. Just a plot but the street is 60 cm higher sounds like surface-level development ;-(

I would always prefer to do a full storey as a "one and a half storey," stepped storeys are considered "more modern," but I haven't seen any real advantages yet. With the mentioned heights, a practical knee wall shouldn't be a problem. Tell me more about the plot data.

Thank you for the first response, yes, it should definitely be 1.5 stories with the highest possible knee wall.

Plots are rather wider, but not so deep, the street frontage is between 24 to 29m, the plot depth between 26 and 28m.

What information is still missing?

What does the development plan say about the height of the ground floor [EG]-floor?

There are no requirements for the [EG-Fußboden]
