Hello everyone,

the building and drainage application was "successfully" submitted to the authority / building department today.

When submitting for drainage, I was told that the plot of land is not yet fully developed; a piece of pipe is still missing for the connection to the sewer. This will be handled by a local company of the municipality, so not "me," so to speak. The cost is about 4-5000 euros. The plot was supposedly developed before the sale. The gentleman at the office was unsure who bears the costs, so I referred him to the original seller. He is still registered in the land register since the entry by me has not yet taken place, basically only a provisional notice. I acquired the plot in September last year. Notarial etc., everything is done.

Question: what should I do best? Is it possible that I have to pay the amount after all? If so, shouldn’t the seller have done it since he sold it as building land and had it surveyed and developed beforehand?

Building is really a book of its own....

So, the sewage or rainwater channel runs in front of the property under a path or the road? The actual connection to your house is missing? That means it is connected. You pay for the last meter yourself. This is normal. What there is, is that the pipe is laid and a shaft is set up up to one meter onto the property, which has advantages if you plan so that the location of the established connection fits well with the planned house.

Know it the same way as Nordlys.

Other development costs may also arise for you: with us, the development cost contribution was calculated based on the size of the plot, and after the construction, an additional payment based on the floor area was due.

unfortunately 2 shafts... wastewater and rainwater must be separated after all... both were present on the property at handover, but of course not included in the property price... and very expensive... but it's obvious that you have to pay for that, because... it's normal. Stop bothering me with this topic.

Yeah yeah "fully developed" sounds great to a layperson until you realize that with gas and possibly a cistern another 12-13k€ on top come along at normal performance length :p
