Development according to §34 - Large house with steep roof required

Hello,

I have purchased a plot of land including an old house and want to build a new house on it; the area is subject to development regulations according to §34.
According to an oral statement, the building authority informed me that I either have to carry out a boundary building directly again or maintain a distance of 2.5 meters from the boundary. The 2.5 meters would suit us. A boundary building is out of the question for us. The house should blend into the surroundings.
Now, various architects and general contractors have told us that the house will be relatively expensive if the roof has to have the same height as the adjacent building. According to their own statements, the building authority wants the building to have the same eaves and ridge height as the building to which ours is to be attached again. However, basically we do not need such a huge roof because it is very expensive and would not be usable for us, nor do we need the space.

How would you proceed? Go to the building authority with plans that have a higher eaves height (knee wall + dormers) and a lower ridge height (shallower roof pitch of 40 degrees) and try to talk to them (preferably together with the plan author) and come to an agreement. Do you see a chance there?

Architects take, analyze surrounding buildings (for the 34er not only the neighboring house is decisive, but the surrounding buildings), submit a formal building inquiry

Addendum: The plan has zero significance. Photos of the house and the surrounding neighboring buildings help us much more.

No, rather not. And honestly, that would also look really bad. I would rather try to get the roof cheaper. So cold roof, inexpensive covering, simple construction, etc.

I see it like ... and for the demolition and securing of No. 16 you also need expertise, especially since the right outer wall of No. 16 probably also needs to be "retreated."

How are you planning the garage / parking space for the car? 2.5 m distance is not that much either

I always wonder how people come up with the idea of buying a semi-detached house and planning the new building as if there were no conjoined twin.
