Hello,
I have purchased a plot of land including an old house and want to build a new house on it; the area is subject to development regulations according to §34.
According to an oral statement, the building authority informed me that I either have to carry out a boundary building directly again or maintain a distance of 2.5 meters from the boundary. The 2.5 meters would suit us. A boundary building is out of the question for us. The house should blend into the surroundings.
Now, various architects and general contractors have told us that the house will be relatively expensive if the roof has to have the same height as the adjacent building. According to their own statements, the building authority wants the building to have the same eaves and ridge height as the building to which ours is to be attached again. However, basically we do not need such a huge roof because it is very expensive and would not be usable for us, nor do we need the space.
How would you proceed? Go to the building authority with plans that have a higher eaves height (knee wall + dormers) and a lower ridge height (shallower roof pitch of 40 degrees) and try to talk to them (preferably together with the plan author) and come to an agreement. Do you see a chance there?
