Developer charges heavily for replanning - justified?

Hello,
I am still in negotiation and have already had the first discussion:
The building services room in the basement had to be relocated for structural reasons, now I would like to have the bathroom relocated on the upper floor in order to achieve a slightly different room layout similar to the neighboring semi-detached house.
In my opinion, the developer should actually be happy that the pipes are shorter, but instead this "fun" is supposed to cost me 5,000 euros! Is this a rip-off or is it really that much effort for the developer?

Are you still in negotiations or have you already signed something?

It’s already signed, you have lost all negotiation positions with that...

The BT has this house ready, with static calculations and all prices (from his craftsmen). So it doesn't cause him any more work. The craftsmen have probably built this house dozens of times and can do it blindly - every change causes effort. If a BT lets himself be paid for the extra work, that's his thing. Either you accept that or not. Unfortunately, you cannot change the BT for this construction project; he will probably build his house on his property for you, which you are buying, with contractually regulated changes in advance. That means now, if you bite the bullet: before signing the contract, ask for all possible changes on your part (sockets, sanitary, materials, windows, etc.) so that you are not further surprised by unpleasant price increases. I find it strange, however, that a semi-detached house is built differently from the outset than its counterpart.

I am still in negotiations and have reserved the house until a notary appointment for the time being. The crucial question is: can I argue that the new planning is the craftsmanship-wise simpler one and should therefore be cheaper than the old planning, and thus should not incur an additional cost of 5000,-!? It is already signed anyway!

ypg is not wrong. Such changes must also be statically reviewed again.

With the tradesmen, you cannot agree like that. Because they can still apply their standard procedure, as it does not differ from next door.

Nevertheless, developers calculate hard with such objects and changes now cost disproportionately much.

You can "negotiate" a lot, whether it helps is more than questionable. If you don’t want to, someone else will take over – is the plot also from the provider?

To me, it reads as if you have chosen a very cheap (to put it mildly) provider. It is therefore logical that he tries to adjust his margin in this way; especially because he probably has to purchase services for the changes (he cannot simply transfer the structural analysis of the neighboring house to your semi-detached house).

What this means for you: "take it or leave it" :cool:
