Hello everyone,

so far I have only been a silent reader in this forum, which has already helped me a lot. Now the time has come, my wife (29) and I (33) want to build a house in NRW (between Cologne and Düsseldorf). We have received an offer for a plot of land, an end-terrace house (basement + approx. 110m² living space) and a parking space. Since I am not an expert and cannot really assess some points, I would like to ask you to briefly take a look at the offer to see if the numbers and data are plausible or if the architect is being a bit too optimistic.

The house itself will be built as an end-terrace house on a fully developed plot. It is to be basemented (no living basement, or only one room). We can carry out all the flooring, painting, and gardening work ourselves or have reserved funds for this :)

My main concern is whether the calculation is correct and if we have overlooked a major item.

Surveying missing:

1. optionally a fine staking on the batter boards, may possibly also be required by the city
Costs in the Cologne/Aachen area, estimated from known offers approx. €600.- net plus VAT.
1.a Setting up the batter boards may be included in the structural work trade, check individual points

2. Heights are required for the site plan building application (architect service) - if the plot has a slope or faults and/or is heavily raised/removed, heights should possibly be recorded by a surveyor. Costs are manageable.

3. Official building survey, mandatory for owners: costs in NRW net €830.- (gross €987.70), in combination with at least one other building survey on an adjacent parcel net €664.- (gross €790.16). The 20% discount is stipulated in the fee schedule, i.e., if the conditions are met, the owner has a legal claim to the reduced fee.

Roughly estimate €2000.- net for surveying, you should always manage with that if the plot already exists. When in doubt, ask the architect what exactly is needed.

Hello Mr. Grafe,

thank you for the note. I have recorded the question accordingly. It is a real property. I also have a cadastral map with elevation data available. But I assume you mean the survey on site, right? Otherwise, there is a height difference of 1.19m (highest minus lowest point) on the approximately 420m² property in total.
