Hello everyone,

we currently have the purchase option on a plot of land where only a semi-detached house may be built. The purchase is from a private seller. The problem here is that the neighbor apparently will not sell in the medium term; according to the authorities, he has not even had the plot surveyed yet.

What problems could arise for us if we were to build now and the semi-detached houses would then stand "detached" for some time, possibly even years? What must we consider during construction to avoid these problems? Will this result in extreme additional costs for us?

Layperson's opinion, and hopefully not too naive

I would look for a semi-detached house partner through advertisements, with whom you can agree and plan together, so that you don’t have a free-standing wall.

A semi-detached house has also been standing without a partner here for years. There are no signs that the owner will build either. Our neighbors had the wall plastered; whether they did anything about insulation, I cannot say... but I can imagine that this is also a problem when the other side is missing.

You must! if the neighbor has not yet built, insulate! The Energy Saving Ordinance sends its regards. Visually it looks like crap, but otherwise it is no problem. When the neighbor then builds, the outdoor facilities are usually damaged.

So my prefab house provider builds every semi-detached house as if it were a detached one.... you only have to pay the additional costs for the plaster separately. He does this even when it is clear that someone is building next door. In my opinion, this also makes sense for soundproofing purposes. However, this also means that a semi-detached house costs the same as a detached one.

Other providers might operate similarly here. I would do it that way anyway if an extension is not built within a year.

Another matter is how the neighbor uses the property? Does he maintain it? Nothing is worse than a neglected property right next door. I would think about that carefully, otherwise you have already lost the battle against the weeds.
