Thank you haydee for the explanations. I actually had something different in mind with Splitlevel. I hadn’t really considered it before and will look into it. But the concept probably doesn’t work with "I choose a house provider, sign the contract and then discuss it with their architect".

No, that’s not what I meant. On a south-facing terrace, you get grilled for 6 months of the year and have no view. I would place the terrace on the west side above the carport.

In this variant, the architect doesn't do much but just places the house in the building application. This is then not a proper architect but rather the 11antöse drafting servant.

I find the term quite fitting and use it accordingly with pleasure, but I neither invented it nor originated it here, nor do I call a personal drafting servant my own ;-)

That's right. A higher planning effort would actually only be caused by a split level where the terrain does not call for it.
