Our topic is the following: we have purchased a plot of land to build a single-family house. There are old buildings on the property that we want to demolish. There is no development plan for the area. However, a call to the responsible authority revealed that the development should be oriented to the neighborhood. Specifically, this means that the house should be set back 4 m from the street. This is too close for us because we want a nice front garden with a garage in front. The house should also be set back a bit further due to the noise from the street. One building, the largest, is set back 17 m from the street.
Questions:
Can we somehow use the location of the largest building (the one 17 m away) as an argument to build our future house further than 4 m from the street?
If that would be possible, does it make a difference whether we demolish the building now or later? We don’t want it to be said later: if you had left the building standing until such and such date, you could have built your single-family house there too.... or is some kind of documentation required? If yes, how? Are Google Maps images sufficient?
