Demolition / New construction - Building plot and basement

Good day, I am new and not sure if I have found the right section....

We want to build and have now found our dream plot (albeit at a horrendous price) - and already we feel somewhat overwhelmed and don't really know where to turn first.

We only have an appointment for construction consultation next week and the office does not provide information by phone. Maybe you can help me?

When I look at the development plan or parcel map, all the plots are long and narrow. The houses are located in the front area of these plots, and this strip is marked in red on the plan across all plots.
However, "our" plot is built with an old building outside the red strip. If we want to demolish and build new now – do we have to build in the red strip, i.e. also in the front part of the plot?
What if there are large trees there that you are not allowed to cut down? Does that mean you cannot build on the plot at all or can you build at the back after all or simply remove the trees?

Another question, if we have to and can build in the front, can the old cellar simply be left underground? That would presumably save significant demolition costs....
Thanks in advance for answers and possibly further tips.

I assume yes; in most cases, existing rights only apply to standing buildings. Some municipalities "correct" previous clerks' "mistakes" in this way.


Simply removing them will be "rather expensive!"


No one can answer that! Nobody knows how old and in what condition the cellar is. Only an expert on site can answer these questions for you.

With all understanding for your curiosity, you should first wait for the appointment at the building planning office - as hard as that may be for you right now - and then possibly consult an expert.

Is this the only property that comes into question? It doesn’t even seem to be cheap, so why should anyone bother with the stress of the old building at all. If you want to buy it, definitely try to push the price down. Because such a demolition costs a lot of money, possibly moving trees as well. Disposal of rubble, refilling, etc.
