Demolish the house and rebuild? Hidden costs? Permits?

Hello everyone,

we currently have a "good?" offer for a property to buy. According to the real estate agent, the plot consists of 1100 sqm. The standard land value for the street is 85 euros/sqm (85x1100=93500 euros). The property including the land is offered for 25000 euros. Somehow strange that it is so "cheap"?

Unfortunately, the house is attached on one side, which bothers me personally. I have not yet been able to get in touch with the neighbor to clarify whether the gable of both houses is the same or if they are separate? (The roof of "my" property is higher than that of the neighbor). Which of course would make demolition easier.
The house has 150 sqm living space. Which could mean estimated demolition costs of 15000 euros?

What is important for me is that I do not want to build attached to the neighbor's house. The new building should stand alone. But how is it with the boundaries that must be observed then? The neighbor has built right up to my boundary, so do I have to keep 6 meters distance from it?

It would be really kind of you if you could answer my questions or enlighten me on other points regarding this.

Is there a development plan? That should regulate it. Otherwise, §34 applies, the integration requirement, and thus the normal setback areas. The responsible building authority should be able to provide information. Here we can only guess.

In addition to the price of the property. The standard land value is "only" a guideline value. Deviations upwards and downwards are possible. Furthermore, it usually only refers to an area between 600 and 800 sqm, but this is indicated with the guideline value. The rest of the land is valued as garden land (10-20% of the land value). Therefore, the land value of the property should already be significantly lower than what you calculated. Then subtract the demolition costs and you arrive at the purchase price.

The idea that you are getting a bargain is nice, but unrealistic in today's times.

Hi,

and be prepared that the demolition costs could be significantly higher. If you find asbestos and other goodies there, it can quickly get expensive.

Regarding the demolition of the "semi-detached house". Is that even possible? Are the houses really structurally separated? And who will plaster/clad/insulate the partition wall then?

That should be clarified beforehand; if it is possible, then the person demolishing is also responsible for properly plastering the other party’s wall, at least as far as I know. Well, then the question arises, which I consider unlikely based on the picture, whether you can still meet the setback requirements. You would need 3 meters distance to the boundary on each side, or the neighbor on the other side would have to allow boundary construction.

So, at least many ifs and buts that need to be clarified first! Also the question of whether the houses have basements, because that would complicate things even more!

The excerpt from googlemaps looks suspiciously like an existing development plan with semi-detached houses. I would definitely clarify that first!
