Yesterday my construction advisor compared the photos with the structural engineer's drawings and made the following observations.

Ceiling above the basement
Missing edge and window lintel reinforcement from the steel
It was found that the edge and window lintel reinforcement according to the structural plan ST5 section 4-4 and 5-5 is missing on the ceiling above the basement (a proof photo is available).

Base slab
For the base slab, the bearing mats Q 424 A (D=9.00mm) and Q 524 A (D=10.0mm) were supposed to be installed. Installed was Q 257 A (D=7.0mm). As round steel D=12.00mm was to be installed, instead D=10.00mm was installed. (Proof delivery note, photos of steel nameplate).

Here are my technical questions:

    [*]What damages can occur
    [*]Is the structural integrity sufficient
[*]What is the amount of depreciation to be applied in each case

Other questions:

[*]By when must I report the defect at the latest
[*]From which point in time can I withhold money from my installment payments

Hello,

If your construction consultant does not have an engineering background, you should be cautious with assessments related to structural engineering.

Ask the responsible structural engineer; that is the most honest approach.

Sometimes "a" can be replaced by "b," sometimes not. Nobody here can/will be able/willing to answer that for you; it is for good reason that a structural engineer takes responsibility with his good name.

Best regards

Hello Windmuehle,

independent of the load on the base slab, DIN 1045-1 2008 (standard for reinforced concrete construction) requires the limitation of crack width due to restraint according to section 11.2. I assume that only one Q 257 A is laid at the top and bottom in the base slab, depending on the slab thickness and the concrete quality used, it will be almost impossible to comply with the crack verification due to restraint. Apart from that, DIN 1045-1 also requires crack verification from load stress, but this cannot be answered here without the structural analysis. Cracks occur in every concrete structure; it is only a question of how large they become, hence the verification of the crack width limitation. This verification is intended to ensure the durability of the structure over the service life of 70-100 years, e.g. corrosion damage to the reinforcement. This is only one aspect; the verification of the bending stress of the slab from the load of the building must of course also be calculated and covered by the reinforcement. Is there a structural analysis available? In my opinion, there is already a significant defect here.
