Hello dear home builders,
our house construction is planned to start in the summer.
Brief overview:
- approx. 140 m² single-family house for 4 people
- building plot approx. 1000 m² in northern Niedersachsen
- soil with low bearing capacity due to a lot of peat. Deep foundation according to soil investigation with piles up to approx. 18 m depth necessary
- very high groundwater
- terrace approx. 35 m² directly at the house, might be upgraded with a conservatory in a few years
We heard from people in the area that almost everything here requires a deep foundation, practically even the smallest garden shed. Everything without deep foundation sinks, so you would have to regularly renovate, for example, the driveway or terrace.
An alternative (used in road construction) is a long-term “preloading,” e.g. with meter-high sand piles, but that would not be cheap either and unfortunately we don’t have the time for that.
When asking experts, we received contradictory statements.
One says you just have to excavate and provide a proper sand base, others say we need a deep foundation and footing for terrace and driveway if we don’t want to constantly do repairs. And especially a conservatory would not be possible without a deep foundation, etc.
Do you have experience with this topic?
