Hello everyone,
we have now made great progress with our house planning and are getting closer to a possible contract signing. We will build with a regional timber construction company with which we feel very well taken care of.

Development plan/restrictions
Plot size: 1032m2
Slope; yes, but the house will be built on the flat level of the plot
Floor area ratio: 0.4
Floor space index: 1.0
Number of parking spaces: 2
Number of floors: II
Roof shape: gable roof (25-45 degrees)
Orientation
Maximum heights/limits: maximum height of structures 8m
Other requirements: knee wall 70cm (from top edge of ground floor ceiling to bottom edge of collar beam)

Client requirements
Style, roof shape, building type: classic single-family house, gable roof
Basement, floors: basement, ground floor + attic
Number of people, age: 2 adults + 2 children
Space requirements on ground floor, upper floor
Office: combined work and guest room
Overnight guests per year: about 12 times per year
Open or closed architecture: open
Conservative or modern construction: hmm, something in between
Open kitchen, kitchen island: yes, both
Number of dining seats: 8-10
Fireplace: no, possibly ethanol fireplace
Music/stereo wall: no
Balcony, roof terrace: yes, balcony
Garage, carport: double carport (still being planned, not directly attached to the house)

House design
Who designed it:
- planner from a construction company in collaboration with us

What do you particularly like? Why?
- all our wishes are fulfilled (parents' area, balcony, children's bathroom, spacious work/guest room, spacious bright entrance area)

What do you not like? Why?
- nothing specific. I think that some uncertainty is slowly creeping in the closer the contract signing gets. Therefore we hope for a few tips, suggestions, etc. I am still a bit unsure about the roof slopes in the attic (knee wall 90cm). Do you think the rooms will turn out well despite the slopes?

Price estimate according to architect/planner: ~500,000 (exact offer to follow)
Personal price limit for the house, including equipment: €600,000
Preferred heating technology: geothermal heat pump

Why is the design the way it is now? For example
Individually planned and refined according to our wishes

What is the most important/basic question about the floor plan summarized in 130 characters?
As mentioned above, we just want some more input, suggestions and criticism because I think that when you have been dealing with a floor plan for a long time you sometimes become a bit "blind" to it.

Thank you very much in advance for numerous suggestions, ideas, but of course also justified criticism.

A few things that I wouldn’t really like: - in general, I don’t like bay windows – for this one I see no point, unless you have a special idea for it. I would rather extend the dining room a bit deeper to get more distance from the counter - the area hallway+hallway+WC+storage+stairs feels somehow thrown together and not yet homogeneous to me - balcony accessible from the dressing room? - when entering the bathroom, you stand directly in front of a (glass) wall

What immediately catches the eye is the tiny, super impractical entrance area, with 2 children in winter - congratulations. I would solve it differently.

The exterior wall on the right side of the ground floor does not match the floor plan - is this supposed to be an attention test for the readers?

What is the balcony supposed to be for? I also find the bay window in the kitchen unnecessary. Or do you have something specific planned for it and the furniture hasn’t been placed yet? I like that the master bedroom is accessible through the walk-in closet and not the other way around, but it is unfortunate that the bathroom is on the other side of the bedroom. If someone wants to sleep longer/earlier, they have to walk back and forth through the bedroom. Regarding the living room, I like that it is somewhat secluded. Do you already have a TV position? Usually, this results in the back of the sofa facing the window, which is always a pity.

Probably means that recesses are distributed everywhere in order to achieve more space? If that is the intention (each recess and bay window poses a risk of water ingress), I would still put a kitchen door. Also, pull the kitchen island more into the glass bay. I also see the door from the entrance hall to the hallway as too narrow – that will be a bottleneck. I cannot assess the sizes of the showers in the auxiliary bathrooms, with door frames it will be very narrow and only makeshift showers. And then consider whether the size proportions of the children's rooms to the parents' area are appropriate: I do see 15 sqm as an adequate children’s room size, but in such a large house it seems quite unfair. The balcony also doesn’t make sense to me. It is unnecessary. I also find the staircase quite "small." It will probably work. What is the purpose of the basement? Where is north? Site plan? Plot? Ps I found the dimensions of the showers: I actually find 80 too small. And in the RBM it will end up being 75?
