Cracks in the side wall of a mid-terrace house, attic floor

Hello everyone,

I viewed a rather nice mid-terrace house today. What caught my eye, however, is that on the 2nd floor or attic there are vertical and horizontal cracks on both sides. The realtor said that the masonry meets the concrete roof part there and that it can probably just be filled in. If that is the case, it would be okay. Does anyone have an idea if this is a plausible explanation? Thanks and regards

In principle, the explanation is plausible. Where different building materials meet, there is potential for cracks. However, this does not necessarily make the statement true.

Since these are so symmetrical (both side walls) and have such clear edges, I suspect that it could be like that. The question is... would that be problematic, or how does one prevent such cracks from reappearing after filling?

Problematic can probably only be determined by an expert. You can prevent this (unproblematic) with painter's fleece.

How old is the house?
Do you want to do it without expert knowledge or will you go through it with someone who knows about it?
Even in this case, I advise you to simply ask the neighbors about the building fabric etc. tomorrow :)

The house is from 2001. Solidly built. Actually, I think quite well of the construction method. The roof also still looks very good. But one should expect that after this time. I haven’t seen such cracks before. The agent said he had spoken with an architect who said that it was at the interface between the masonry and the concrete roof structure. I don’t know if I will still go through with an expert now.
