Cracks in drywall after a few months

Hello, I am posting the attached photos online. Specifically, I would like to learn from knowledgeable persons to what extent these are normal cracks or if something has gone wrong here.

Key data: Drywall completed 08/2016, move-in 08/2016. Cracks visible for about one month, trend increasing. All photos from the 1st floor.

Wall structure: Drywall with single layer cladding, exterior wall 30cm Ytong plus gypsum plaster. Everything painted by the painter with dispersion paint.

The largest cracks are especially at the transition to the exterior wall, these reach far into the actual wall.

I find the cracks already quite large...

To me, this looks like settlement cracks. The whole thing sinks in first, and paint just doesn’t hold anything together. That’s why wallpaper is also applied, because it usually doesn’t tear with the cracks. Our house has been finished for a good year now, and we still occasionally hear such loud cracking noises. Temperature differences are, of course, also a cause of tension. It obviously looks bad now. If you have a warranty, you can of course ask your contractor and possibly have them come out. They will probably say the same thing. Probably wait another 1-2 years and then repaint, and that’s it.

I see these cracks in every house that has solid external walls and drywall internal walls. By the way, in our house as well. They are simply two different materials that react differently to temperature fluctuations.

Our drywall installer also anticipated this back then and advised us to fill all seams with acrylic after one year, and possibly wallpaper over it afterwards.

It could get worse.

However, this should not stop you from sending a damage report to the general contractor. Who knows, maybe he will be in a good mood when reading it.

Hello,

we have had such settlement cracks in the exterior facade for about 2 years now. So not too severe.

Does the developer even do anything about it?

In our case, cracks up to such-and-such were excluded from the warranty.

Thank you very much for the answers. Yes, the cracks are unpleasant. Let's see what we will do about it. However, it helps me that these are apparently normal settlement cracks and there is no other cause. We will continue to observe for now; so far, we have only noticed cracks on the edges to the drywall on the 1st floor. Of course, joints are also outside the warranty period with our general contractor.

so cracks in the exterior facade are definitely something different than settlement cracks between a load-bearing wall and lightweight construction.
