Costs when buying a semi-detached house (remains rented)

Hello,

I would like to buy a [REH] (200,000) I rent out, landlord wants to stay with family inside. (Rent per month 600 EU)

Equity capital approx. 100,000 My wife said I shouldn't put so much equity in (tax-wise and so on) although I don't understand that.

The [REH] should be paid off in about 15 to 20 years so that I can move in myself in retirement.

If I buy the [REH] now.

What monthly costs do I have to expect as a landlord?

The [REH] is about 300 KM away from my current place of residence. I myself rent and want to basically pay off the [REH] with the rental income.

The [REH] was built in 1980.

Does my calculation even work? What should I pay attention to?

I am 45 years old myself.

Hello,

let's sort out the facts a bit:

You want to buy a house that is currently already 30 years old. You want to move in yourself in about 20 years, when you retire. The house will then already be 50 years old.

In the meantime, however, there is still a family living there, over whom you have no influence on how they treat the house, i.e. whether they treat it carefully or not.

Why don’t you buy something of your own with your equity of €100,000 and sell it again in 20 years to buy a nice property that fits the current situation then?

Or have I misunderstood something completely?

It seems to me here that you are being poorly advised by someone:

Own capital approx. 100,000
My wife said I shouldn’t invest so much own capital (for tax reasons and such)
I don’t really understand that.


Just ask the person who advised you. For example, a tax advisor
