Costs of turnkey prefabricated house in Middle Franconia

Hello everyone,

we are two building novices and would like to build (or have built) a turnkey prefabricated house in 2-3 years.
We want to build in Middle Franconia.

Since some of you have already built prefabricated houses, I hope to receive some answers.

We are now wondering what the prefabricated house will really cost when everything is finished (we will save up and pay the incidental purchase costs out of our own pocket, the bank loan would then relate solely to the house construction).
We would get a loan of about €250,000 from the bank for the house.

Is a prefabricated house including land feasible at this price at all?
What did your prefabricated house cost until it was really finished (without furniture, of course)?
Where did you build in Middle Franconia?

We imagine a prefabricated house of around 120m².
We don't need luxury fittings but would just like a nice, modern little house.

Let's put it this way - if the land prices are like those around Aschaffenburg, 250k€ is enough for the land and the construction trailer. You don't even need a particularly large plot for that. Turnkey in 2-3 years - pure construction costs for 120m² should then already be around 250k€. Depending on the ground / hillside location, even more. And that's still no luxury...

No.

Just take a look here in the forum: many of your questions are answered here daily. Also, regarding the question whether it is feasible to build a house with €250,000 in total, it sounds very naive. Have you ever checked the prices for land in your region on the common portals? Projected houses are also offered there - but be careful: certainly with a bait price offer that does not reflect the real construction costs, but at least they should show you that it is not possible to complete a house build for €250,000.
