Good day everyone,
there are countless figures about house building costs and it is difficult to assess what is a lot and what is little, nevertheless I would like to make an attempt and gather opinions on our house building project:
We are planning the construction of a Swedish house. The basic data: 160 sqm living space according to DIN, timber frame construction, 2 dormers, knee wall, KfW 55 standard, Niebe 750 air-water heat pump, underfloor heating on the ground and upper floors, wood stove and all of this if possible with a basement.
We had to swallow hard for the first time with the basement costs. Shell basement including earthworks on a sloping site €65,000. There are no water problems in the soil to be feared, so no "white bathtub." Added to this is the complete interior finishing of the basement, stairs, heating, electrical, floors, walls,...
Of course, the basement must also be statically designed, drawn and supervised on site. So another approx. €25,000 comes on top.
Interim result: €90,000 for the basement (without own work)
The house then costs another approx. €280,000-290,000 including all painting work, floor coverings with installation work (tiles and parquet), sanitary and electrical work.
So house with basement approx. €380,000
Now the house is still empty except for the bathrooms, meaning no furniture, no kitchen. The exterior area still looks like a lunar landscape and the car is parked on the street.
Oh yes, the plot is also not included in the price yet. It would be good if you bought that beforehand.
Is it normal nowadays to have to spend almost €500,000 on a house?
