I do not yet fully understand how the surveying costs are composed. I will describe my understanding. In the ancillary construction costs, approximately 3,000 EUR for surveying are often mentioned.
First of all, it is not completely clear to me how often and when the surveyor comes. As I understand it, in development plan areas larger plots are often divided into individual parcels. These parcels must be surveyed and boundary stones have to be set. This has already been done by the seller of our property, so I assume that a significant cost block of the surveying is already covered, right?
In the building application, the site plan is part of it. The basis for this should be an excerpt from the land registry. This costs between 18 and 40 EUR in Saxony. If there are several and one is certified, the costs should still be in the peanuts range, right? So under 200 EUR. Also, we have a building notification procedure, so no building permit is required. Furthermore, the creation of the site plan is included in most construction service specifications. Basis for this (to be provided by us): excerpt from the cadastral map (18 - 40 EUR).
Now it continues with rough and fine staking out. These costs are usually included in most construction service specifications, or I would have them included.
Afterwards, at least in Saxony, the building itself must be surveyed once it is finished. We have already been informed of costs amounting to 772 EUR for this. Surveying like takeover fee.
So, if the surveying of the property and boundary stones by the seller are done, and if the site plan as well as the rough and fine staking are covered by the provider’s construction service specifications, but we have the special case that the building must be surveyed AFTER completion, then I would now calculate 1,000 EUR ancillary construction costs for surveying and that’s it, right?
