Costs for construction drawings?

Hello,

I am currently a bit dissatisfied with my structural engineer. We are currently discussing widening our walls from 36 cm to 42 cm to achieve KfW 55. In this case, a new building application would have to be submitted and the construction drawings redone. The structural engineer would charge 1000 euros for this. Is that normal? That can't be more than 2-3 hours of work on the computer, right?

Hello Roger,

Have the project calculated with a filled 36. Even if the structural engineer then still has to recalculate, you save the costs of a change order to the construction contract.

Hello construction expert, we have a filled 36er .. .these T8 stones ... but I would like them in 42 width ..

Hi,

Why KfW55 as a target? How high are the energy savings - compared to the additional costs in construction? And KfW55-certified - also means increased effort that has to be paid for - does it pay off compared to the KfW55 repayment subsidy? Or is it a requirement in the building area - then you'd have to bite the expensive bullet, regardless of whether it makes sense or not...

With the filled 36er, with the appropriate technology and insulation, you should already be at KfW 55 or is the property so poorly oriented to the sun?

Hm ..

so I have the following situation:

KfW 55 means a subsidy of 5000 euros.

I wanted to clarify in advance what the IDE additional costs are for KfW 55. However, the architect said he would do that in the tender phase. I, fool, believed him.

Now we have reached this point and I have the following statement from the structural engineer, who also does the thermal calculation:
With the current planning, we are somewhere in the middle between KfW 55 and KfW 70. To achieve KfW 55 I have to do 3 measures:

1. Insulate the floor slab with 5cm more
2. Increase the roof insulation above the rafters from 6 to 12 cm
3. Improve the windows from 0.9 to 0.7

If we make the walls thicker, one of the above measures can be omitted.

Thicker walls actually come from me, because I simply like it (deeper windowsills)

Now I have gathered from the tender documents that 5cm under the floor slab will cost me about 1000 euros.

The walls from 36 cm to 42 cm will cost me about 5000 euros according to the construction company.

The 6cm thickness of the ceiling insulation is still unknown, but it won't cost the world either, right?

So now I have additional costs of about 7500 euros to achieve KfW 55, 5000 will be reimbursed by the bank. And I find the 2500 euros - now spoken without calculation - okay. There's also a bit more sound insulation, etc.

Unfortunately, the structural engineer now wants another 1000 euros to change the plan again .. that seems a bit much to me, so I'm asking here. I suspect he is trying to take advantage of my situation because I can only hire him. Alone this would currently prevent me from doing it .. also a gut feeling ..

But maybe you will also tell me now that something else is not right?
