Cost to renovate a complete house

Today I received the cost framework. €342,800 (+/- 30% laugh), the architect's fee is also generously included with €65,000, I will still get an HOAI breakdown to calculate that more precisely. Unfortunately, it says that underfloor heating is not possible because the current floor structure is only 6cm thick. I don't understand that and will ask about it right away. Without underfloor heating, it is basically a no-go for me.

I would also ask again – sometimes architects just... put something in. Specifically: Maybe the architect means that the ceiling height would no longer be sufficient with a new floor construction (you would have to weigh that yourselves) or it means that underfloor heating cannot be milled into the existing screed with only a 6cm floor construction.

Do you really want to have all HOAI service phases carried out by architects? Usually, the first phases are enough for a rough plan; the rest you sort out yourself with the craftsmen and also hire them yourself. Saves a lot of money.

With the underfloor heating, you need to have the exact reasons against it explained to you. There are also very, very flat systems, but they have many disadvantages and don’t feel like a normal underfloor heating in the end. Problematic points due to a higher new floor structure could arise from the weight and the statics, doors being too low, and the ceiling height decreasing further. Also, the first and last stair steps no longer fit.

I always wanted to have one too, but my old building renovation will not get one now.
