Cost of basement as living space?

hi,

so far we wanted to build a bungalow without a basement. It was supposed to be 14 x 10 m. Now we are reconsidering whether we should build with a basement and save space "upstairs". I would then put 1 children's room (since my son should have moved out by the time the house is finished) as well as the heating downstairs. At the same time, I could also set up my office there (so far planned some kind of container on the property). The basement would have to be built slightly elevated, which should not be a problem since the neighbors have also built like that. How does that work? Ground floor 100 sqm (i.e. according to external dimensions), basement also 100 sqm? Or is it less then? I then don't really need a living basement with higher ceilings (at least I hope), but I do need the possibility to heat it. A door to the outside would also be great. Can someone roughly tell me the cost range for a 140 sqm house with a slab compared to a 100 sqm fully basement house? Thank you Bromi

Hello,


It is always cheaper to save space "below". A basement - especially as a usable basement and even more so as a living basement - is the most expensive storage space I know.


So, a living basement.


Why should it be less, or are you thinking of a partial basement? You have to know that it is not really worthwhile - a partial basement is almost as expensive as a full basement.


If it is to be a living basement, you will have the same heights as in the other floors.


That is almost impossible and I can really only estimate; assuming simple architecture (square, practical, good).

A bungalow 14 x 10 on a slab should cost about TEUR 175 in standard, a single-family house 140 sqm with living basement and outside stairs, on the other hand, about TEUR 270. Both prices each for energy saving regulation houses, i.e. no efficiency class and excluding incidental building costs etc.

why DO I HAVE to build the basement almost 3 m high then? If I use the basement normally as a storage room, then not, if I plan to put an office in there, does it have to be 3 m high? Who wants to check that?

What I meant is, if I reduce the living area from 140 sqm to 100 and instead have a basement - do you know about prices for that?

Hello,


Not 3.0 m - normal ceiling height approx. 2.53 m. Even if you apply in the simplified approval procedure, that does not mean the building authority does not check. One of the users here is now in trouble because he - or his structural engineer - did not consider the escape routes in the attic ... the building authority is very strict there!


Again square, practical and good. A single-family house of 100 sqm with a living basement and external stairs costs a good EUR 210-220 thousand. The price applies again to a house according to the Energy Saving Ordinance, i.e. no efficiency class and excluding additional construction costs, etc.
