That is more the scale for the surcharge compared to the floor slab. Earthworks and removal of soil are added on top of that. If you want an office in the basement, you need a light well (does it actually have to be within the building boundary?) otherwise you don’t want to sit down there all day. And even with a light well, it's still a basement. I had also once planned a workshop in the basement; what do you want to work on in there? If it’s about repairing bicycles, waxing skis, and just storing various tools, then it’s better on ground level with good outside access. And for what the basement costs extra, you can have your bike repaired for life and store your car tires at the dealer. We will move all that into the garden house. I would have liked to build with a basement too, but in the end, the surcharge was simply so high that it was no longer worth it to me. If you really aren't allowed to build a garden house and no tool shed at the carport, then I don’t see the plot as sensible with your budget. You simply have very little room to maneuver. As soon as you start planning in more detail, the numbers shoot up again. I would check the costs for the house and especially the "interior finishing" again. As I understand it, a shell house is a bare shell, and the builder is responsible for electrics, heating, etc. Then €20,000 is nothing. Many manufacturers have stages like almost finished or nearly finished, where usually only floors and painting are missing. That would then be okay. But then definitely pay attention to possible upgrades. €285,000 for a house with a basement is really at the lower limit for 120 sqm in southern Germany. Your calculation also misses exterior work (approx. €10,000), expert fees. Plus kitchen, furniture, garden tools, etc. Even a used kitchen costs money, and when you move into a new house, some furniture is required because you usually have rooms that you didn’t have before. You don’t need to calculate huge sums now, but every little bit adds up, and especially if you’re financing at your personal limit, you can’t just pull €5,000 out of thin air.

How strict is the following statement:

What five-figure amount do you have as an additional buffer in case something unforeseen happens? For example, earthworks and securing measures for the neighboring house? Construction road, very long connection routes...

How much additional money do you have left for the kitchen and furnishings, outdoor facilities (entrance, splash protection, parking space, terrace, etc.)?

I’ll quote myself: I’m not getting along with the site plan. Has anything been built there yet? Plots are simply drawn with solid lines, building envelopes with dashed lines. IMPORTANT: You cannot choose to “use up” the building envelope to the neighbor boundary. Even if building envelopes are drawn continuous, in open construction the boundary distance of 3 (2.5) meters must be observed. So if the old building, i.e. an existing house, is built up to the property boundary, then closed development is mandatory. So a semi-detached house. But this is stated in the development plan. Post a photo of the documents. Where is the driveway? How can a parking space be realized there? Costs: What about the finishing house price? What is included? Timber frame is not cheap. Don’t let anyone pull everything out of you! Where do these “200000” come from? Definitely cross out the basement. The “65000” are needed. Better to slightly extend the ground area of the house and finish the attic.

I think I already clarified last or the week before last that semi-detached houses also count as "open" construction. But yes, to simplify, one could say that in E/D the neighbor-side building boundary mutates into the building line if the neighbor has chosen D. Whoever applies for construction in E/D first practically takes the neighbor hostage to follow their path. Only rarely are municipal councilors wise enough to clearly specify the one-sided construction obligation in the development plan.

So, it took a little while, but here comes the name of the development plan: Development Plan Baublock Mitteltor-, Alte Friedrich-, Teutschneureuter and Pfarrer-Graebener-Street. You can find it if you search for Geoportal, Karlsruhe and development plan and then look for 819 in this portal. There you will also find the plan drawing etc. The thing about the semi-detached house sounds dangerous. What exactly would that mean? Would you basically have to build like the neighbor? Meaning dimensions, type of construction, etc.?

It is not my intention that people have to "pull everything out of me" ;) Regarding my sketch: All 3 continuously outlined areas stand for existing houses. Only the striped area stands for the corresponding building plot. The left 2 buildings belong to the neighboring property. Regarding the prices, it is very simple, these are completely unprofessional rough estimates from my side. Since I have no offers, experience values or anything like that here yet, I hoped to get a little more info about the meaningfulness of the estimation :) According to the development plan only open development is allowed. However, there is an old building permit for a very small house at this location that is approved. This was about the full width (9.5m), but only the rear 7.5m of the 12 possible. Based on this I estimate that a) there is no semi-detached house obligation and b) you may build directly next to the neighbor?!

Those are good thoughts! Yes, maybe in our case a basement really doesn’t make that much sense, especially from a financial point of view. A small workshop could perhaps really be realized on the ground floor with a door leading outside. Then the house would have to be somewhat larger than 120m² to have space for the technology, small office and workshop... We definitely would need an almost finished house. I thought a shell house was something like that, but I was probably mistaken. Of course, a used kitchen also costs money. Regarding furniture, I’m not worried because we rather have too much of it ;) We also already have garden tools. I will try to make an updated version of my cost estimate without basement and with the missing items as soon as I have more info about the foundation slab. Regarding ancillary facilities the development plan says: How much does a simple foundation slab including earthworks cost approximately?
