Cost of a Swedish house on an undeveloped 2nd row plot

Hello everyone,

We (my wife and I as well as 2 small children) possibly have the chance to secure a plot of land in a perfect location for us in a Baden city. Now the question arises whether we would still be able to build a house on it given the price. Since this is only a first estimate, the data is still quite incomplete. Nevertheless, a decision for or against the purchase of the plot should be possible.

Plot:

    [*
      380 m² in the 2nd row, relatively flat
      [*]undeveloped with 26m distance to the sidewalk edge
      [*]building window 9.5 x 12m
      [*]one 12m side borders directly on a neighboring house which fully utilizes the same building window

    Development plan:
    There are various regulations, of which the most important are:

      [*]1 story (i.e. in the attic max. 3/4 of the area >= 2.3m)
      [*]wall height max 4.5m
      [*]gable roof with 40° - 45° (roof edge 9.5m according to building window)


    Ideas / wishes / comments etc.:

      [*]Swedish house, i.e. timber frame construction
      [*]preferably prefabricated house as a shell
      [*]at least 120m² and 4 rooms
      [*]a basement would be great
      [*]We have some self-employed craftsmen among our friends who could help us at good conditions with e.g.:

      [*]carpentry work
      [*]landscaping work
      [*]painting, tiling, wallpapering, etc.

    [*]Our goal is a house, and it is not important for us that, for example, everything inside is new. We have mostly bought our current furniture second-hand and have no problem acquiring a used kitchen cheaply, for example. Everything that could be postponed, such as basement finishing, I would postpone.

Cost estimate:
This is very rough and certainly incomplete. For me, it is mainly about a rough estimate whether building a house would even be possible, because more than the total sum is not possible. I am aware that this is very tight...

hm... it is obviously developed, since houses "secure" the development. The utility connections always have to be paid for anyway (connections through the house) Include the notary etc. in the incidental purchase costs for the calculation. Please draw a site plan (+building envelope+neighboring buildings) What is the floor area ratio? For a self-build house: what is included? WS is not included? Technology? Sanitary? Dry construction work? YOU NEED TO READ CAREFULLY. I see 20000 as realistic for an almost-finished house. If it is a real self-build house, then 20000 easily turns into 100000-150000.

Since the probability is very high that a 120 sqm house will cost more than €220,000 in the end (that's only about €1,800/sqm), there is a simple solution. Build 5-10 sqm larger (for technology and a little storage space) and do without the basement. Then a garden shed could be placed in the garden as storage space for "things". Alternatively, a carport with an attached storage room. This gives you financial flexibility. A basement is nice, but today it is no longer a continuous standard, as the cost/benefit ratio is quite poor.

: true, it is connected, I was referring to the bridging up to the house in the 2nd row, so the connections with extension, so to speak. The floor area ratio is 0.4 and may be exceeded by a maximum of 40m². I’ll make a sketch tonight. Thanks already for the price estimate!

: According to the development plan, no ancillary facilities are allowed in the garden, so unfortunately no garden shed. Yes, the idea of replacing the basement with a somewhat larger house could make sense. That would be a fundamental decision I’m afraid I might regret later. Does it really save that much? And what exactly would be lost? I had seen a small workshop and a small office next to the (heating) technology in the basement, for example. Also, it provides additional insulation... .

Floor slabs are also insulated and/or under the screed. At the carport, a storage area is to be explored. Is boundary construction possible with the garage or carport? Here in BY, for example, one is allowed to build 9 m on the boundary.

With proper planning, you don't lose anything ;-). And the basement only insulates if it is properly insulated. Then maybe also heated. Actually, you only lose money when building the basement... Otherwise, the floor slab is insulated (underneath or on top). That's normal. The basement with 60 sqm easily costs 50-70k€ depending on the equipment.
