Cost estimation for single-family house

Hello,

we are currently still in the planning phase for our house. The budget is not really set yet, as we first wanted to explore approximately how much a house of our conception would cost. From what I read here, it is certainly not possible to give an exact estimate; I already have a very rough outline from an architect and a few offers from construction companies.

Without preempting with a number, I would be interested to know if, based on your experience, it comes close.

Details:

- preferably built with an architect
- about 20cm slope on the plot (over the length of the house)
- 160 sqm
- hipped roof
- stone: T10 / 36.5 cm
- controlled ventilation with heat recovery
- air-water heat pump / underfloor heating
- 4000L cistern
- house connection about 4 meters from the property boundary
- double garage also masonry

Estimates please:
- without complicated wall construction (no slanted walls or bay windows)
- no electric shutters
- no balcony
- no floor coverings
- no photovoltaic or solar
- no wall coverings
- no kitchen or other furnishing
- without considering bathroom fixtures (to avoid discussions about faucets costing €50 or €1500)
- without outdoor landscaping

Hello,


Up to this point, I am at EUR 281 thousand for a single-story detached house on a slab foundation and without painting work or floor coverings.


These items belong to the incidental building costs; these are – without additional foundation costs due to difficult soil conditions or as here, 20 cm backfilling – around EUR 35 thousand.


The exterior landscaping, painting work and floor coverings, kitchen and extras will be added on top.

It is supposed to be two-story, without a basement.

Yes, it will probably go in that direction, but I am happy to be surprised by our architect :)
