Cost estimation after handover

Hello everyone,

I am new here in the forum and happy about the many information!

We are currently trying to estimate what costs will come up when the house is handed over according to the description of the developer. About the house:

Middle terraced house, living area (incl. attic conversion) 146 sqm - 2 residential floors + attic conversion, KFW70, plot 148 sqm. The following is included:

Interior plaster as gypsum plaster, in the bathroom and WC as mortar plaster
Floating screed on ground and upper floors
Tiling work in bathroom, WC, kitchen, hallway
Bathroom and guest WC with wall-hung toilets + washbasin,
Bathroom with shower tray and bathtub
Interior doors
"upscale" electrical equipment with telephone/cable

Attic conversion:
Floor made of OSB boards and dry screed
Cladding of the stair head with lightweight walls made of gypsum plasterboard
Finished interior doors
Gypsum plasterboard cladding and insulation of the roof interior surfaces (not attic)
Gable walls and house partition walls receive mineral gypsum plaster
Radiators according to heat demand calculation
Sockets, TV, etc.

Kitchen must of course be purchased. We can install it ourselves.
The "garden" is simply flat soil. So it also needs to be done. But it should not be anything elaborate. Idea is terrace + carport with shed and a bit of lawn.

We can lay and paint the floors and walls ourselves, but what can one roughly estimate for materials for such an area?

Hello TimTaylor,

although I am currently having a terraced house with very similar conditions built myself, I cannot fully answer your question.

You have to see that it makes a huge difference whether you want carpet, parquet, laminate, cork flooring, or even tiles. Then there are such tiles and such tiles, each with significantly different per square meter prices. This applies to all mentioned materials.

Also for your garden. Lawn is not just lawn:
Option 1: Deliver topsoil, lay roll lawn several hundred euros just for material
Option 2: Grass seed from the DIY store <100€
Option 3: Gardener comes => well over or even several thousand euros

But here are my further cost estimates divided into professional services and own work:

Professional services:
Garden: Option 3, 2,500€
Carport: 3,500€ and more
Terrace: 4,000€
Awning for terrace: 2,500€
Staircase: textured wallpaper + white including small scaffold 1,500€
Bathrooms missing tile-covered areas made water-resistant: 500€
Kitchen including installation: 7,500€ (that should be worth the few hundred € to you)


Own work:
Laminate DIY store goods 100sqm: 1,200€
Carpet 50sqm: 1,500€
Tiles in the basement: 1,200€
Textured wallpaper + paint: 900€

What must not be forgotten by you are the many "little things"! These would be e.g.
- lifting fixture & plaster washbasin
- outdoor water & electrical connections
- lighting
- access path

How far along are you with the purchase planning or is the house already almost finished? Because during construction, most unplanned additional costs with developers are to be expected due to "special requests." Especially here the electrical planning, different designs such as doors, shower, etc.
