No idea. I doubt anyone here can say that.

Strange approach. Do you even have an architect? Which service phases were commissioned?

Additional construction costs: EUR 30,000 (the plot is already available)
Painting work: EUR 10,000
Floor coverings: EUR 10,000
Outdoor facilities: EUR 10,000
Reserves for extras: EUR 10,000

So all in all EUR 490,000

Basement and shell construction by a company, and the rest? The architect issues the contracts anyway – so you will quite clearly see what each trade costs.
Or do you want to tender and award contracts yourselves? Then I hope you are very well versed in the subject,... There are so many things to consider that I would not trust myself as a layperson.
If you already have a finished plan, you can go to (local) construction companies and have them prepare an offer for you.

Writing it out myself is, in my opinion, not possible. When I see that our tender for the shell construction alone comprises around 100 pages, I doubt that a layperson could produce something similarly detailed with such precision.

Creating a bill of quantities as a layperson is certainly not possible. Honestly, I don't know anyone from my close circle of acquaintances who builds completely (Leistungsphase 1 - 8) with an architect. Most hire small regional construction companies. In some cases, trades are contracted out to one company up to the closed shell construction. Afterwards, the builders take care of the rest themselves or it is a "Regiebau". However, this is certainly not a professional approach, but it is often done this way. I assume that this is intended the same way here. It can work, but it doesn't have to.

Thank you all for the responses! We want to contract the trades up to the closed shell construction to a construction company or have the possibility to help out with own work! We do not want to build turnkey. We live in the countryside and do not know anyone among acquaintances or friends who has built turnkey. Can anyone estimate what the shell construction, as shown in the plans, will cost us or is that rather difficult?! Thanks for your help!!! Best regards, Zuckerarm
