Cost estimate single-family house 145 sqm with basement

Hello! After doing some "downsizing," I currently have a rough draft.

Construction project:

9.5 x 10 meters without dormer/bay window
Basement, ground floor and upper floor
Flat gable roof, approx. 25°
High knee wall (maybe 2 meters?), to fully utilize the space on the upper floor.
Kfw 70 targeted. I am still uncertain about the heating, no gas connection available. Possibly air-water heat pump?
Underfloor heating on ground and upper floors

About the building area:
Regional factor 0.929
Soil class 3-5, no groundwater up to 4 meters drilling depth
New development area with installed drainage systems
Level ground, no slope. After the street on the property, a slight downward slope begins.
Backfilling up to 1m is permitted on the property; the excavation material from the construction pit should be used for this.
2 carports (paving to be done by myself)

Standard features.

Sanitary, floors, interior doors and possibly also electrics could largely be done by myself. (I can’t really estimate how much that would save)

Is it possible to roughly estimate the construction costs here?
What is the difference between a residential and a utility basement?
(Basement floor plan does not exist yet. Technology, storage room, fitness and small workshop.)

What could extras like a long, flat window between the kitchen countertop and the hanging cabinets cost? Or a large floor-to-ceiling window in the dining area (approx. 2x2 meters)?

If I can provide any information to make an estimate easier, just let me know!

The plans are only rough drafts, the arrangement of the windows does not make much sense yet!

I cannot say anything about the costs, except that a [Fensterband] or a [Terrassentür] does not cost more with a good [BU].

For further planning: the staircase would have to be roughly about 1/3 longer.

Martina will be able to say something about the costs.

Ah! Window trim.. that’s the word I was looking for. :D
Currently, I have about 3.8 meters, how long should it be at least?

Judging by the kitchen cabinets (60 depth), the stairs look more like 2.70 to me. And then with a trip hazard at the front step... In a layman's design, I would plan at least 3.80, rather more as a reserve.

Otherwise, you can probably count on at least €1600/sqm just for the house without painting and flooring. Plus incidental construction costs plus outdoor facilities plus garage. As already said: more from other users is coming :)

What exactly does "largely" mean?


Is enhanced insulation of the basement exterior wall and a little screed enough; cost round about TEUR 9


Negligible compared to the costs of the additional basement insulation ;)

We had our basement converted into a living basement. Additional insulation inside and outside, partition walls, electrical and plumbing + underfloor heating + 2 apartments + 3 larger windows + patio door + entrance door were necessary, costing about 50k extra. Additionally, painting and flooring are extra.

As a small tip
if you register it as a separate apartment, there is Kfw funding available and you can declare it to the tax office.
