Hello! After doing some "downsizing," I currently have a rough draft.
Construction project:
9.5 x 10 meters without dormer/bay window
Basement, ground floor and upper floor
Flat gable roof, approx. 25°
High knee wall (maybe 2 meters?), to fully utilize the space on the upper floor.
Kfw 70 targeted. I am still uncertain about the heating, no gas connection available. Possibly air-water heat pump?
Underfloor heating on ground and upper floors
About the building area:
Regional factor 0.929
Soil class 3-5, no groundwater up to 4 meters drilling depth
New development area with installed drainage systems
Level ground, no slope. After the street on the property, a slight downward slope begins.
Backfilling up to 1m is permitted on the property; the excavation material from the construction pit should be used for this.
2 carports (paving to be done by myself)
Standard features.
Sanitary, floors, interior doors and possibly also electrics could largely be done by myself. (I can’t really estimate how much that would save)
Is it possible to roughly estimate the construction costs here?
What is the difference between a residential and a utility basement?
(Basement floor plan does not exist yet. Technology, storage room, fitness and small workshop.)
What could extras like a long, flat window between the kitchen countertop and the hanging cabinets cost? Or a large floor-to-ceiling window in the dining area (approx. 2x2 meters)?
If I can provide any information to make an estimate easier, just let me know!
