Cost estimate for a single-family house near Heidelberg

Hello dear forum,

my wife and I are planning the construction of a single-family house and would be very interested in your estimate of the construction costs for the following project:

Detached single-family house, 1.5 stories
approx. 25 km south of Heidelberg, flat plot (already available)
150-160 m² living space
gable roof
usable basement
double garage

air-water heat pump with underfloor heating
not a KfW efficiency house
on the ground floor large glass sliding door with external blinds to the terrace
colored windows, front door and garage door
possibly a dormer
standard to upscale fittings

ground floor
* open living/dining area with kitchen island
* office
* WC with shower
* storage room

upper floor
* 3 bedrooms
* bathroom with WC, shower and 2 washbasins

How high do you estimate the pure construction costs plus incidental construction costs (so everything without outdoor facilities, furniture and kitchen)?
Are we within €420,000 for construction costs and incidental construction costs?

Is doable. Of course, it depends on what you mean by [gehobener Ausstattung] and how much personal effort you put in. A rule of thumb is 2,000 euros per sqm + additional construction costs + ready-to-move-in furnishing.

Will be sufficient with own work (laying floors + painting oneself). Then even the terrace is included.

Are the 2,000 euros per sqm including the basement? If yes, then the calculation would be as follows:

160 m² * 2,000 €/m² = 320,000 € house including basement
+ 20% of 320,000 € = 64,000 € for additional construction costs (architect, other fees, connections, etc.)
+ 20,000 € - 30,000 € for the double garage (depending on whether it’s a prefabricated garage or masonry)
= 404,000 € to 414,000 €

Does that fit? If the basement is additional, it would of course be significantly more expensive.

Unfortunately, we can hardly contribute any personal labor. Possibly laying the floors in the basement, wallpapering and painting, but probably not more.

"Mid-range to upscale fittings" I can’t describe much more precisely at this point. It means that we don’t want the cheapest fittings, but also not the luxury version. In one or two places maybe a bit more upscale, such as perhaps a rain shower instead of a conventional shower.

Then I'll play the Bad Cop. [emoji6] I consider that to be (too) tight budgeted. For an upscale finish, given the current construction situation, I would rather estimate €2300 - €2500 / sqm plus additional costs. That could get tight.

Roughly, really just roughly estimated:
€165k for the shell (including earthworks and sewer works), €15k roof/carpenter, €28k windows + front door, €20k electrical installation, €55k heating air-water heat pump + sanitary + sanitary fixtures + central controlled residential ventilation, €25k facade, €8k screed, €10k interior plaster, €5k drywall, €10k shading, €10k floor coverings (parquet), €12k tiles, €13k staircase (if not a tax advisor or developer staircase), €8k internal development + surveying, €5k interior doors, €6k painter, €2k locksmith/railings, €4k interior window sills + glass installations (like mirrors and shower walls), €8k paving works (access paths excl. terraces), €5k static calculations, €1k soil survey, €1k energy consultant (energy saving ordinance), €0.5k building permit, €1.5k drainage planning, €50k architect fees, (€8k lighting, €12k fireplace, €10k built-in furniture).
In total: €468k (+ possibly €30k) +/- 10%. Garage door is not included yet.
Rough estimates, based on a construction project comparable in size. Add another 10% buffer. I would rather calculate with €500k. However, hard to say, since "normal to upscale" is difficult to assess and there are probably significant regional differences (figures above are for the greater Nuremberg area). €420k would be too tight in my opinion, but might just barely work.

Without a basement. The budget is not sufficient for a basement, double garage, and without own contribution.

Even rain showers are available from to.
