Hello!
A question:
What would be the ROUGH cost comparison for the following options:
a) Single-family house
b) Semi-detached house (building neighbor builds with the same construction company)
c) Semi-detached house (building neighbor builds independently)
Let's say a) would cost €250,000, how large would the price advantage be with a semi-detached house (only one crane, many tasks in parallel) and how much of the price advantage would be lost if building separately? Would there be any complications in scenario c)? Approximate figures are sufficient.
Best regards
Jens

Hello Jens,

A semi-detached house differs in price from a detached single-family house only in the costs of the party wall. If the house is to be plastered, maybe around €3,000; if it is to be brick-faced, plus a share of the bricks.

As I already answered in the other thread, the cost savings are marginal. Construction fence, portable toilet – that's basically it; the crane has to be on the site anyway. Here the price saving basically cancels out because what a crane saves, it loses again due to the longer setup time. The same applies to the scaffolding.

The real advantage is – if one contractor builds both halves – that connection errors can be avoided or – if a basement is to be built, underpinning measures can be omitted if started simultaneously. For example: we wanted to add to an existing semi-detached house in Leverkusen and found that the contractor of the first semi-detached house had built quite carelessly over the line. He had to dismantle it before our contractor could begin work.

So there is nothing against commissioning two different contractors with the building projects. The contractor who builds first then has to hand over the execution plan cut to the second contractor and the rest is business as usual. If the first semi-detached house partner builds with a basement and the second wants to found on BP (building plot?), this is also not a major problem if all agree that the concrete supports to carry the building without a basement may already be built in parallel. The excavation pit is already open once.

Kind regards
