I interpreted the statement

Es ist nun unser erster Winter im Eigenheim gewesen,

as if you had built on the plot for the first time, and accordingly had no "experience values." Now I am just reading in another thread

Wir haben unser Haus von 1921 überwiegend selbst saniert

This of course brings me to the question - assuming it is the same property - how the previous owners carried out clearing services in the previous winters and on what basis they felt obliged to do so.

Unfortunately, I do not know, as we never met the gentleman who lived there and was not the owner, and also received no other information. Everything went through the real estate agent, who actually knew nothing, and through the notary with a representative of the community of heirs.
