Corner Lot: Advantages and Disadvantages

We are currently looking for a plot of land. For the second time, we now have a corner plot under further review. What does it actually look like currently? Is there anything to consider with corner plots? It used to be said that more street means more clearing, and if the street is rebuilt, you are involved twice with the costs. The advantage, of course, is that you have one less immediate neighbor and thus get nice sun in the garden, which naturally benefits our planned basement living area.

Disadvantage may possibly be higher contributions for road construction. In our community, it is the case that one pays a 2/3 rate for both roads, which ultimately results in 33% higher costs. I myself have a corner property. However, I did not have to pay higher costs because one road is a dead-end street of the other and is considered as one development in terms of costs. A big advantage for me is that I only have one direct neighbor this way. Behind the house on my side of the dead-end street is and remains undeveloped due to a nature reserve area. So no one can steal my sunshine. I like it that way! Of course, a disadvantage is that you have to design the boundary on your own. On the boundary with my one neighbor, we designed and paid for the boundary together.

With a corner property, you have to expect additional costs for street cleaning.

And what does it look like in winter when you have to clear a correspondingly large amount of sidewalk? I see this with a neighbor who has such a corner property. He apparently needs more than twice as long as the others.

Yes, even in the other seasons, he is more or less busy removing leaves or weeds growing between the pavement joints.

Furthermore, it should be considered that none of us are getting younger.

With a corner property, you probably also have a large front yard and less garden behind the house. Therefore, a certain privacy can only be achieved with appropriate planting or otherwise.

Yes, these are all things that I don't really like. The additional costs can certainly be discussed or planned for, but keeping it "clean" and clearing it in winter is definitely a challenge. Our sun corner property will not be the one after all, the building authority subtly pointed out that the groundwater level is less than 1 meter below the surface, which is not really suitable for a basement.

The question is good.
We were also offered a corner plot in the summer (not to say it was forced upon us).
The plot was very nice, but we also had concerns regarding snow, road construction, visibility, etc.
We then decided against the plot.

So with our average of 3 days of snowfall per year, that is negligible. Visibility is much better on such a property. The next house is significantly further away, which requires less privacy screening. The normal 2 meters are then sufficient.
