Conversion: effort and feasibility

Hello everyone,

It's about a house built in 1971.
I have attached a floor plan with my proposed changes.
We would like to make it more open, i.e., create a large living-dining area.
Possibly include the hallway for this.

The existing floors would have to be removed for this (approx. 30 sqm of parquet flooring and approx. 50 sqm of tiled floors).
We would like wooden floorboards.
Also, an additional large exterior window, possibly floor-to-ceiling (marked orange at the top), would be great.

Now my questions:
- Is a conversion like this even possible (load-bearing walls etc.? Would columns need to remain or similar?)
- What costs can be roughly expected for
- demolishing walls
- removing floors (approx. 25 sqm of parquet flooring and approx. 50 sqm of tiled floors)
- buying/laying floorboards (approx. 70 sqm)
- installing a large exterior window.

- Would you include the hallway like this or rather not and only open the wall between the current children's room and living room (heating costs etc.)
- Do you have a better idea to modernize the layout?

Estimates of effort in terms of costs and also how long it would take if you do something like this yourself, if possible (floors, for example), would be great.

Apart from the fact that the attachment at least does not open for me, I would say that no one can judge from a distance what is feasible (e.g., load-bearing walls) and what costs will come your way. In an old building, there can certainly be one or two surprises lurking that will then cost money. Get a professional on site and clarify the overall project with him (including your second question about insulation).

One more thing: Who is an expert for this, whom one could ask?
Does one get a free estimate for something like this?

You can easily find the expert in the directory or via the various sites on the internet for construction surveyor associations.


Probably only the first consultation - I assume you wouldn't want to work for free either? Such an inventory and development of possible solutions is quite time-consuming.

"Bausachverständiger" is probably the keyword?

Well, the point is, the house doesn't belong to me yet. I just wanted to be able to roughly estimate in advance whether the purchase is even worth it or if I can still afford the renovation.
