Hello,
Junkers is not exactly a modulation world champion ;-) The separation of the heating surfaces is not optimal, one should try to concentrate on one type of heating surface, either underfloor heating or radiators.
The latter offer significant advantages with a heating system "ad libitum".

Basically, the EEWG requires the use of renewable energies. If this is not the case here, the insulation must be 15% better than the Energy Saving Ordinance requirement. => Check documentation!... normal Junkers condensing boiler with underfloor heating downstairs and 4 radiators in the attic, according to the seller this is not necessarily required, the house has a building permit which is about half a year old, it seems suspicious to me or my building concerns are justified that something is wrong there,..
