Construction supervision by an expert?

Hello everyone,

for the construction of our single-family house with garage, we currently still have an architect commissioned.

However, since everything is progressing slowly and we have to take care of most things ourselves anyway, we are considering omitting the construction supervision costing a total of 14 T€ from the architect and doing it ourselves or having it done by an expert.

If anyone has an opinion or information/experience on this... I am grateful for any response.

The 14TEUR already fits your construction sum if the architect does it. The architect charges according to their fee schedule or must charge according to it. At least, this is what architects told me when I inquired about construction supervision, although I am convinced that architects can also make fee agreements outside the fee schedule. Lawyers can do that, after all. If I were you, I would reduce construction supervision to the acceptance of the individual construction phases and obtain an offer for this from an external expert. It will definitely be cheaper.

An expert - usually a construction engineer - also charges according to the HOAI

To be honest, I don’t understand these discussions about the costs of serious and independent construction supervision. Every service is worth its money, and the guys and girls who take on construction monitoring/supervision have studied and rely on continuous training.

Regardless, anyone who invests their hard-earned money in building a single-family home should definitely not save at this point. If there is a hidden defect anywhere within the trades, the investment pays off. It is much cheaper to fix this error promptly than later during ongoing construction. Better to skip the much-cited kitchen here and buy it at a later time if the current budget does not allow for both investments.

We had a complete offer from our architect - with plans / working planning and construction supervision we were at a total of 37 TE. We have been working with the architect since last October. We wanted/would have been able to start building in mid-June. Suddenly, problems arose with the sewer connection depth / the tender was started too late -- the structural engineer would only start his work on September 1st.

So all things that delay our construction project - in my opinion, we had enough lead time to schedule everything properly.

Additionally, we are using local companies for the execution of our construction (rural area) where I hope that one can expect a certain quality.

It should also be mentioned that I still have to intervene repeatedly to ensure that everything happens in a timely manner - which I actually hoped to avoid. And that the architect would take care of many things himself, and in the end we would only choose which materials / colors etc. are used.

That ultimately led me to decide to remove the construction supervision from this package.

If it then turns out that the architect only shows up once a week for 10 minutes to check, I really find the price excessive.

Construction expert, with all due respect to the civil engineers and other graduates of this field, but an amount of 14TEUR, in my opinion, is not proportional to the services rendered for construction supervision.
