Construction sites - Is there a cost-relevant north-south gradient? Experiences?

We are still looking for a nice building plot. Now we have something in sight. The plot is 900 m2 in size. The slope towards the south is around 4-5%, i.e. just under 2 meters over the entire north-south extension (approx. 36 meters). Since we want to build without a basement, the question is whether this slope is problematic. I actually think that it is almost irrelevant. The access to the plot would be from the south-east (so from the south part but very much in the east, practically in the corner). How do you assess that?

How steep is the slope in the building envelope

The building envelope is huge. The slope is overall consistent and 4-5% (across the entire property). In other words, about 40cm over 10 meters.

That sounds good: consistent = no outliers "upwards". Otherwise, a huge building envelope would still mean that you can shift within it (with 900 sqm, there should still be a garden on the desired side). Assuming a generous 14 m house depth, we would have a terrain difference of 70 cm. That is an order of magnitude where the house does not yet look "propped up". In my opinion, you can do without a basement. Definitely more qualified if you show the property sometime.

Plot number 3. Where the house is drawn, there is exactly half a meter of slope.

To me, it looks like one can "give the all-clear" - due to terrain reasons, a basement does not really press itself there.
