Hello everyone,

I have the idea to build a solid block single-family house. I am really still at the very beginning with the ideas and planning. It should be about 8x10m in size with a ground floor and one floor. A small terrace should also be created. Additionally, it should have a gable roof. A garage is not needed.
Building land is available. Currently, there is a 75-year-old wooden house with a solid basement on it which must be demolished beforehand.
Now a very basic first question. With what sum of costs (very roughly) should I expect for this project? What sum can roughly be assumed for this? Can one generally name a value you can plan with?

Thank you very much in advance for all answers.
Any information is welcome.

Best regards
Andreas

You certainly can't say that in general. For our timber frame house with 172 sqm, 2 VG, gable roof, insulated attic, garage, no basement, without land, we already ended up at 380,000 €. Brick on brick would probably be cheaper, log house more expensive.

Isn't there a value per m³ that can be assumed?

That is not correct that a solid wood house necessarily becomes more expensive. I do not want to publicly write the price for our log house here, but I can say that we have a provider in the rather higher price segment, roughly the same living space, and with a lot of personal effort well below 380000 €.

I once read something about 280 EUR per m³ construction costs, what do you think about that?

There is no ONE value - if you decide on a CDN natural log house, it will be many times more expensive than if you hire the carpenter from the next town. Btw. I don't know where you read that; €280.00/cbm is a joke ... both for solid construction, timber frame, and certainly for full log. Rhenish greetings
