Construction financing for house sale

Hello dear forum,
I have a very general question about financing.
I inherited a plot of land in the commuter belt of Munich, but I do not want to live there. Now the question arises, what to do.
Of course, I could simply sell the plot – the easiest and very lucrative solution, since prices in the area are very high.
However, I have also considered whether I should build a house and sell it afterward.
But that raises the question about the financing model, because if I enter into any kind of fixed interest rate, I can’t get out of it since both the plot and the house are mortgaged.
And I haven’t read anywhere about financing without a fixed interest rate. Or is that common in such cases, because the period is manageable (about 1 year..)?

A plot of land has the highest value currently when it is undeveloped! Why do you want to put yourself through the stress of building a house on it and selling both together?
Offer the plot on the market and sell it to the highest bidder, what could be better?

Ah, thank you. I was not aware of that. I thought you could achieve a higher return with a house on it.

Besides, you would probably step into a tax trap (commercial intentions)

If I like the area where your plot is located and want to live there, I will gladly pay you more for the flat plot because I can build my house the way I want. But if I also "have to" take the house you already built on it and the compromises that come with it, because I don't like everything about it, then only with a certain price reduction. Understandable, right?

That makes sense yes

The return on renting probably doesn't look any better either, especially with the current construction costs? Just a rough estimate
